Rental Scam Alert--International In Scope

I own rental property in several locations. As such, I use a number of Internet resources to help me market these holdings. I am also a real estate broker in the New York State Sullivan County Catskills and advertise client rentals as well.

CONSUMERS BEWARE:

Internet scammers are posing as property managers and actual owners. Although various themes abound, the basic ruse is this:

You--that is: Mr., Mrs., Ms. are interested in renting. The type of rental doesn't matter. You see a listing you like. It looks perfectly legitimate and is posted on sites like Zillow, Hot Pads, Trulia etc.. The contact information to reach the owner or property manager is clear and, you email a question or two about the property.

You receive a reasonable response and decide you want to rent. Many times, renters don't have the time to physically inspect a property and will rely upon the owner or manager's photos and explanations. The scam artist, posing as the owner or property manager, requests you to send a deposit via a money gram that is immediately cashable upon receipt. In return, arrangements will be made to get you in the rental.

Do not send any form of immediately available funding without complete and verifiable documentation of legitimacy. Owners and property mangers have specific procedures in place that assure respective clients their money is safe and being used appropriately for the purpose intended. When you are told: "I must have funding now or someone else will take the place." and similar lines, run the other way.

Copying original text, photos, email addresses are simple these days. Hit one button to view the source code of an email or internet page, you've got everything needed to perpetrate this type of scam. Setting up phony telephone numbers and email addresses are just as simple.

ALERT: Residential Listings Advertised as Rentals on Craigslist and others:

April 30th, 2012. Active residential listings are being posted by scam artists to a number of legitimate rental websites, including Hotpad, LiveLovely.com, Trovit.com, RentJungle.com, ChoiceofHomes.com, ebayclassifieds and olx.com. In a recent scam, the scam artist posed as the home owners, and communicated with potential renters via email. They told the renters that they recently ended their contract with their real estate broker, which was why the sign was still in the yard. They asked the potential renters to wire funds to London and said they will receive the key to the home after the money was received.

NWMLS encourages all listing brokers to follow the steps below:

•Perform an internet search to find any fraudulent rental ads for your listed properties

•Contact each website to remove the fraudulent ad and report the fraudulent activity

•File a complaint with the Internet Crime Complaint Center (IC3). IC3 is a partnership between the Federal Bureau of Investigation (FBI) and the National White Collar Crime Center (NW3C), funded in part by the Bureau of Justice Assistance (BJA). The IC3 website also offers an FAQ Section with additional information about reporting online crime.
